Energy PerformanceAn Energy Performance Certificate is a mandatory document included in the Home Information Pack. This report will be produced following a visit from an accredited Domestic Energy Assessor and will show Energy Efficiency of a Property. The Assessor will record information such as the Age, Construction Type, Measurements, Heating Methods and Controls, Insulation etc and will produce a report similar to this format. From the report you can see graphically how energy efficient your property is on a scale of A-G, with A being most efficient; similar to the Fridge Energy Rating System and it offers advice for potential improvements to your properties environmental impact. The energy performance report details costs of items to improve efficiency, ie: sub-£500 measures and higher cost measures, then calculates a potential efficiency rating assuming implementation of the advice. There is no obligation to undertake any recommendations in the report, however for most properties, the most cost effective measures are Cavity Wall Insulation, Improving Loft Insulation and using Energy Efficient Light bulbs. The government may be offering subsidies in your area for Insulation which could reduce your heating bills by up to 40% and you may be eligible for free installation. Currently, you will need to have an EPC commissioned by an Accredited Assessor, unless you satisfy any of the exemptions for the Home Information Pack. By 2009, all buildings that are sold, built or rented will by law, need to have an EPC in line with requirements from the European Energy Performance of Buildings Directive.
